I suppose that by now I am beginning to repeat myself in these letters, since this is the fifth transaction you have completed for me in the past four years, with one more replacement property purchase under way – number 6! Repetition notwithstanding, I want to take the time to thank you for your service and commitment to my success.

The deals we have done together have far exceeded my expectations in terms of financial reward. In fact, the results are unbelievable. I must tell you, though, that this is not the most valuable thing you have done for me. The thing I value the most is what you have taught me – the way you have taken the time along the way to educate me about real property, investing, the marketplace, deal-making, management, and so many other things too numerous to list here. Four years into being a real estate investor, I have learned so much, and your advice and guidance have been the biggest part of it, both directly through what you have taught me, and indirectly by where you have referred me to other professionals and organizations. This is really what you should be most proud of – that you deliver value to your clients far beyond the numbers and dollars of any given transaction.

We had the extreme pleasure of working with Steve Mavromihalis on the recent purchase of our home in San Francisco. Given the excellent job and impression made, we wanted to make sure that the efforts of Steve and his team did not go unnoticed. To give you some context for our situation, we were living overseas in Asia and had a short window of time with which to make a number of key decisions related to our move to the Bay Area. During a 4-day trip to San Francisco, we needed to quickly get up to speed on the basics of the real estate market in the Bay Area, determine which real estate team we wanted to work with, understand the range of possibilities based on our price points, find a mortgage broker/get a pre-approved mortgage, and gain insight on bidding strategies. It was during this trip that we met Steve and it is because of Steve that we were able to move as quickly as we did and become comfortable with the key decisions we had to make in a very short timeframe.

Steve did a terrific job on all counts. We knew we had an ambitious agenda and even we were skeptical whether we would be able to achieve everything we set out to accomplish particularly given our timeframe. Additionally, he was very forthcoming with recommendations on other people we could talk to - all of whom were very professional, well-versed in their fields (mortgage, general references, construction, legal), and very helpful. During our escrow process, Steve and his team were very efficient and responsive to ensure that all the paperwork was completed and that our process ran very smoothly, with Steve personally taking part at the escrow signing and making last minute inroads on our behalf regarding escrow fees. In sum, Steve was there for us at each step of the way - providing encouragement and practical support. We would not have been successful without him.

To be very specific, Steve earned our trust from day one and it is because of this trust that we decided to work with him and his team. Steve’s ethics truly showed in our particular situation when our final interest fell on a house Steve was engaged in selling.
